Goodson Associates was part of the design team for the refurbishment and redevelopment of the flagship retail outlet on Princes Street, previously the BHS store. The existing building was comprised two distinct structures, one facing Princes Street, the other facing Rose street with a high-level walkway between the two.
The 4 storey Princes Street building had a large void introduced in the floor slabs to allow increased natural light required for the change of use from retail to hotel at the upper levels. The lowest levels remaining as retail spaces required upgraded lift and stair provision. The uppermost storey was removed and two additional storey’s added to create increased hotel and office accommodation. The rear Rose Street building was demolished to street level and a new 5 storey hotel building erected. A new 3 storey link bridge between the two buildings was also created.

The Princes Street building is a reinforced concrete frame supported on concrete columns taken to shallow rock. The two additional storeys were formed in steel with composite concrete floor slabs. Changing the use of the floor slabs from plant and storage to hotel and office, allowed the existing columns and foundations to be reused.
The Rose street building comprised a new RC transfer structure to at first floor level to transfer the loads from the new steel framed hotel structure above onto the existing low level columns and foundations. The new 5 storey hotel structure was steel framed with composite floor slabs.
The 3 storey link bridge comprised steel and concrete structure and was fully glazed on both sides.
