Project Description

St Clair Gardens is a multi-phased development comprising of 205 units combining both steel and timber frame construction. The development comprises six separate blocks. Two blocks consist of underground car parking and differing flat layouts at first floor level. By adopting a two storey steel frame the architect was able to develop individual flat layouts and escape corridors.

Construction Overview

The superstructure comprises of two to three storeys of timber frame construction over a two storey steel transfer frame. The substructure comprises piled foundations, ground beams and suspended slab construction. During the early stages of the design process, the layout of the piling was determined such that the ground beams and the suspended slabs contained minimum reinforcement to reduce the risk of injury by carrying excessive weights.
